Advisory Services & Requests for Proposals
ADG provides its clients in-depth analysis advice and guidance through the various stages of executing a project from zoning analysis and entitlement to construction completion, occupancy and project stabilization. On behalf of its clients, ADG will fully explore available project financing options including the restructuring ofexisting affordable housing projects (such as Low Income Housing Tax Credit, HUD Section 236,and HUD Section 202 properties). ADG will recommend solutions for every aspect of the financing structure including debt, equity, subsidy, and grants.
ADG also helps clients respond to Requests for Proposals issued by government housing agencies, principally, HPD and DHCR. ADG helps clients assemble the submission team and lead a collaborative process to conceptualize the project, manage the workflow, and oversee production of the proposal and all collateral material. ADG’s principal has over thirty years of success competing to develop government-owned sites, including winning multiple RFP’s issued by HPD.
Project Management
ADG provides its clients with project management services during all phases of development. Critical to project success is the selection and management of the team members who will contribute to the realization of the vision for the project. ADG will work with its clients and investors to select team members for their professional expertise, and for their ability to effectively collaborate in an integrated design and construction process. ADG manages the development team’s work product, project finances, and schedule to achieve superior on-time and on-budget results.
ADG’s principal has considerable expertise in building relationships with local constituencies such as community planning and advisory boards, and in coordinating complex community relation strategies. Possessing extensive collaborative experience with government, ADG will navigate projects through the entitlement and approvals process.
Multifamily Asset Management & Finance
ADG collaborates with its clients to develop detailed real estate plans to:
- re-position and/or re-capitalize multifamily housing assets;
- enhance long-term asset management in order to maximize financial and other goals;
- re-organize ownership and/or finance structures and liquid assets to further the client’s strategic goals.
ADG analyzes the ownership structure and the physical condition of real property, assessing both their charitable, social or business purpose impact and value as real estate assets. ADG then develops recommendations for investment, disposition, acquisition, repositioning, or repurposing that are tailored to achieving the client’s broader strategic goals.
ADG’s principal has a strong record securing a broad range of innovative project financings including a mix of public and private strategies. This includes financings utilizing low income housing tax credits, new market tax credits, taxable and tax-exempt bonds, public subsidies, foundation and corporate grants, loans, real estate tax exemptions, sale and leaseback structures, and other sources.
